Q: Are pets permitted? If so, how much are pet fees?
A: Pets are permitted. We allow two pets (Dogs and Cats) per apartment home. We require a one-time non-refundable $500.00 pet fee for one pet and $750 pet fee for two pets. Additionally a monthly pet rent of $50.00 (per pet). Please contact the leasing office for a full list of breed restrictions for dogs.
Q: Is my security deposit completely refundable?
A: After you move out, provided your apartment is returned in similar condition to when you moved in, we will return your security deposit plus any earned interest. However, we will deduct monies from the deposit account for any damage or other charges unpaid and owed.
Q: What happens if I need to break the lease?
A: Our residents are required to give 60-days written notice if they are required to break their lease in advance of the expiration of their lease term. The lease break fee is one month’s rent. Also, you will be required to pay back any concession received.
Q: Who pays for utilities?
A: It is the resident’s responsibility to pay for all utilities servicing the apartment. We require electricity to be established in your name. The same applies for cable, internet, and phone. Water, Sewer, and Trash are charged by and will be paid to management on a monthly basis. Please contact our office for assistance in initiating these services.
Q: What is the required term of my lease? Do you accept short-term leases?
A: We have flexible lease terms between 3 and 13 months. Please contact leasing office for more information.
Q: When is my rent payment due?
A: Rent is due the 1st of each month.
Q: There’s someone who might be staying with me for a while. Is that permitted by the lease?
A: Yes, but we require that for individuals staying more than several days, management be notified. Longer stays (two-weeks or longer) require a criminal background check for anyone 18 or older.
Q: Does Capitol Yards offer covered and controlled access parking?
A: Yes, however all parking is reserved for a monthly fee. We make every effort to ensure that every apartment has the opportunity to rent one reserved parking spot, with a select number of apartments being able to rent an additional second spot depending on availability. The same applies to motorcycle parking.
Q: My children live with me in the summer. Do I need to notify your office when they arrive?
A: Yes. We are required to document everyone living in an apartment for more than two consecutive weeks on the lease. In addition, we must perform a background check on anyone 18 or older.
Q: Which cable companies service the building?
A: Comcast (Xfinity) as well as Verizon Fios are available in the building.
Q: Will you accept my delivery packages for me?
A: Yes. We offer a personalized package acceptance and delivery program.
Q: If something needs to be repaired in the apartment, how do I report it?
A: To report a maintenance request, you will be able to go into the online resident portal and submit the information. You may also stop by the office, call, or email. We commit to responding to your request within 24-hours.
Q: Do you have reserved and visitor parking?
A: Each Capitol Yards property has a select number of spaces in the garage available to rent for visitor parking. Guest parking is complimentary and available on a first come first serve basis.
Q: If I decide to upgrade to a larger apartment, are transfers allowed?
A: Yes transfers are allowed after living in your apartment for at least 6 months.
